How do you compare real estate agents in Broomfield before you hire one to sell your home?
Compare Broomfield agents on results you can verify, not promises. The two numbers that matter most are how quickly an agent’s listings sell and how close they come to their original asking price. Then compare each agent’s neighborhood experience, pricing plan, marketing, and how they will communicate with you. In this market, the difference shows up in dollars. In Anthem this year, homes that sold within two weeks got about 100% of their original asking price, while homes that sat more than 60 days got about 90%.
Why Comparing Agents Matters Right Now in Broomfield
The Broomfield market has slowed. In September 2026, the median Broomfield single-family home took 32 days to sell, according to REcolorado MLS data. That was the longest September median since 2021. Homes sold for 99.0% of their final asking price, but only 97.0% of their original asking price.
That gap is the cost of price reductions. On a $750,000 home, it is about $15,000. On a $1,000,000 home in Anthem, the cost of a slow sale can be far higher.
We looked at all 69 single-family homes that sold in Anthem, including Anthem Highlands, from January through mid-October 2026. Of those, 47 sold for less than their original asking price. The agent you hire has a lot to do with which side of that line your home lands on.
So how do you tell the difference before you sign? Here is what to compare.
1. Compare Results, Not Promises
Every agent will tell you they get great results. The way to compare them is to ask for numbers you can check.
Ask Every Agent for These Two Numbers
- How quickly their listings sell: Ask for the median number of days their listings took to go under contract. The median matters more than the average, because one unusual listing can skew an average.
- How close they come to the original asking price: Ask what percentage of the original asking price their listings sold for, not the final asking price after reductions. The original price shows whether the agent priced correctly from the start.
Then compare those numbers to the market. In September 2026, the median Broomfield single-family home took 32 days to sell and sold for 97.0% of its original asking price. In Anthem, the median home that sold this year took 22 days and sold for about 97% of its original asking price.
Ask How They Got Those Numbers
Ask whether the numbers come from MLS reports and what time period they cover. Also ask whether they include every listing, not just the best ones. An agent with nothing to hide will be glad to explain.
For example, since 2017 my listings have sold in a median of 7 days at 99.9% of their original asking price. Any agent you interview should be able to give you their version of those two numbers.
2. Compare Neighborhood Experience
Broomfield is a collection of very different neighborhoods. In September 2026, the median Broomfield single-family home sold for $715,000. Meanwhile, Anthem Highlands area homes averaged about $1,007,000 this year, and Wildgrass homes averaged about $1,143,000.
An agent who knows your neighborhood knows what similar homes have actually sold for. They also know which features buyers there pay more for. In Anthem, for example, a walkout basement added roughly $90,000 to sale prices this year, while a mountain view listed on its own added much less than most homeowners expect.
Ask each agent these questions:
- How many homes have you sold in my neighborhood? Recent sales close to you show the agent knows your buyers.
- What has sold near me recently, and why did those homes sell for what they did? A strong answer explains the differences between homes, not just the prices.
- What would make my home sell for more or less than my neighbors’ homes? This shows whether the agent has really studied your home.
I’ve lived in Anthem Highlands since 2014 and have sold 19 homes there. That kind of experience is easy to check, so ask every agent for theirs.
3. Compare How They Would Price Your Home
Pricing is the most important decision you will make with your agent. Be careful with the agent who suggests the highest price. A high suggested price can win your listing and then cost you money.
Anthem’s 2026 sales show why. The 27 homes that sold within two weeks got about 100% of their original asking price on average. The 21 homes that sat more than 60 days got about 90%. On a $1,000,000 home, that gap is about $100,000.
Ask each agent to show you how they arrived at their price. A good pricing analysis uses recent sales of homes like yours. It should also explain the adjustments for size, condition, upgrades, basement, and lot. If an agent can’t explain their number, don’t rely on it.
4. Compare Their Marketing Plans
At the end of September 2026, Broomfield had 276 single-family homes for sale. Your home needs to stand out from all of them.
Ask each agent to show you a real marketing plan, not a list of buzzwords. Then ask two follow-up questions. Is every item included with every listing, or do some cost extra? And can you see examples from their recent listings?
My Elevated Listing Standard
Here is the eight-point marketing standard I use for every listing. It is included every time, with no upgrades or extra fees. Use it as a checklist when you compare other agents’ plans:
- HD photography: Every room is captured in magazine-quality photos.
- Drone and twilight photography: Aerial and twilight shots show off your home and the surrounding community.
- Videography: A cinematic walkthrough helps buyers relocating from out of the area get to know your home.
- A floor plan: A measured layout shows buyers your home’s square footage and how the rooms connect.
- A 3D tour: Buyers can explore an immersive virtual tour of your home anytime, from any device.
- Social media advertising: Paid Facebook and Instagram campaigns put your home in front of likely buyers.
- A dedicated landing page: Your home gets its own single-property website.
- A broker open and a launch-day open house: A broker open gets local agents through your home, and the launch-day open house concentrates buyer interest into your first weekend.
Still, a strong launch shouldn’t be the whole plan. Ask each agent what their marketing looks like over the first 60 days, not just the first week. If your home doesn’t sell right away, the marketing shouldn’t stop. A good plan keeps the advertising running, refreshes it with new photos or messaging, and keeps reaching new buyers week after week. This matters in Broomfield right now, because the average Anthem home that sold this year took about 54 days.
Before any of that, I also offer a staging consultation and a pre-listing inspection, so problems get handled before they turn into negotiation points.
As a Certified Luxury Home Marketing Specialist, I always show sellers examples from past listings. Ask every agent you interview to do the same, and ask which of these eight items their plan leaves out.
5. Compare Negotiation Skills
The sale price is only part of the negotiation. A strong agent also protects you on inspection requests, appraisal problems, and money buyers ask for at closing. In Anthem this year, 32 of the 69 sales included money back to the buyer at closing.
Ask each agent to walk you through a tough negotiation they handled recently. Listen for specifics. Also ask how they would handle a low appraisal or a long list of inspection requests.
I hold the Real Estate Negotiation Expert designation, which reflects training in exactly these situations. Any agent you hire should be able to explain how they protect your price after an offer comes in.
6. Compare Reviews and Communication
Reviews tell you how an agent treats people when things get hard. Read several reviews on more than one platform. Look for comments about communication, honesty, and problems that came up during the sale.
Then ask each agent how they will keep you updated. Ask how often you will hear from them, who you will talk to day to day, and how quickly they respond. If you will be working with a team, ask who handles each part of the sale.
7. Compare What Is Included in the Commission
Every part of a real estate commission is negotiable. Instead of comparing only the fee, compare what each agent includes for it. Ask what marketing they pay for, whether staging is included, and who manages the details between contract and closing.
On a $715,000 home, the median Broomfield single-family sale in September 2026, each 1% of the sale price is about $7,150. That is real money. However, an agent who prices your home well and sells it quickly can make a much bigger difference to what you walk away with.
Questions to Ask Every Broomfield Agent You Interview
Bring this list to every interview. Ask each agent the same questions so you can compare their answers side by side:
- What is the median number of days your listings take to go under contract?
- What percentage of the original asking price have your listings sold for?
- How many homes have you sold in my neighborhood?
- How did you arrive at the price you’re suggesting for my home?
- Can I see the marketing from one of your recent listings?
- What will your marketing look like over the first 60 days if my home doesn’t sell right away?
- How would you handle a low appraisal or a long list of inspection requests?
- How often will I hear from you, and who will I work with day to day?
- What exactly is included in your commission?
Frequently Asked Questions
Compare their results first. Ask each agent for the median days their listings take to sell and the percentage of the original asking price they sold for. Then compare their neighborhood experience, pricing plan, marketing, negotiation skills, and reviews.
Ask what percentage of the original asking price their listings sold for. It shows whether the agent prices homes correctly from the start. In September 2026, Broomfield single-family homes sold for 97.0% of their original asking price on average.
Interviewing two or three agents is usually enough to compare. Ask each one the same questions so you can line up their answers side by side.
Not without proof. A high price can win your listing and then cost you money if your home sits. In Anthem this year, homes that sat more than 60 days sold for about 90% of their original asking price.
Ask whether their numbers come from MLS reports, what time period they cover, and whether they include every listing. You can also check their recent sales on major home search sites and confirm their license through the Colorado Division of Real Estate.
Yes. Broomfield neighborhoods sell very differently. In 2026, Anthem Highlands area homes averaged about $1,007,000, compared with a $715,000 median for Broomfield single-family homes in September. An agent who knows your neighborhood knows what buyers there will pay for.
At a minimum, look for HD photography, drone and twilight photos, video, a floor plan, a 3D tour, paid social media advertising, a dedicated property website, and a broker open with a launch-day open house. Also ask whether every item is included with every listing or costs extra, and what the plan looks like over the first 60 days, not just launch week.
Yes. Every part of the commission is negotiable. Compare what each agent includes for their fee, such as marketing, staging, and transaction management, rather than the fee alone.
Designations show extra training, but results matter more. The Real Estate Negotiation Expert designation focuses on negotiation, and the Certified Luxury Home Marketing Specialist designation focuses on marketing higher-priced homes. Ask how each designation has helped past clients.
Read reviews on more than one platform and look for comments about communication. Then ask the agent how often you will hear from them and who you will work with day to day.
The Bottom Line
Comparing Broomfield real estate agents comes down to evidence. Ask for numbers you can check, especially how quickly their listings sell and how close they come to their original asking price. Then compare their neighborhood knowledge, pricing, marketing, negotiation, and communication. In a market where most Anthem homes sold for less than their original asking price, the right agent can make a difference of tens of thousands of dollars.
